Baileys Glen (Cornelius, NC): Another premier community known for its incredible amenities. The price range here is just as wide, with homes listed from $450,000 to over $1,050,000.

The Courtyards at Lake Davidson (Mooresville, NC): These are beautiful, private courtyards. Recent listings in this neighborhood typically range from low $600,000 to $1,200,000.
As you can see, "average" doesn't help. The real answer is that there are fantastic options from the $400k's to over a million, depending on what you’re looking for.
The Most Important Number: Understanding HOA Fees
This is the number that really matters for your monthly budget. And yes, the HOA fees in a 55+ active adult community are higher than in a standard neighborhood.
But they should be.
In a full-amenity community like Trilogy Lake Norman, HOA fees might range from $485 to $512 per month. Other communities like The Courtyards may have lower fees, around $225 to $232 per month, which still covers maintenance.
